Leasing

  1. Determining the target market for your property improves how we choose to position ourselves in respect of the content of the advertisement
  2. Rental Price is determined by thoroughly researching current comparables on the market and an optimum price.
  3. Timing ensures that the property is advertised ASAP and well prior to the end of a tenancy to minimize vacancy. Most applicants are looking to move immediately or within 3 weeks, so there is a limit to how early a campaign should commence
  4. Promotion to ensure that extra value is gained by representing attractive or, unique elements of your property
  5. Advertising mix is based on proven results. Signboard, online advertising and redirecting other tenancy enquiries is where all our enquiries are sourced
  6. Inspections are carried out at set times each week, and by appointment to ensure all interested parties have an opportunity to view.

Evaluating a prospective tenant is completed by reviewing their application form, obtaining a 100 points identification for reliability, we check their last two bank statements, researching rental history, and references. Our extensive process checks current and/or past employers, and their history with previous agencies. Their suitability is also based on the proposed number of occupants, whether they have animals, and the length of tenancy.

Lease negotiation at the commencement of the lease to minimize vacancy and maximize your longer-term return. Negotiation adds value and requires the experience we can provide.

Bond management transactions and negotiations are handled by ‘Manage My Apartment’. This includes:

  • collecting at lease commencement from tenant and lodging with Rental Bond Board
  • arranging refund of the bond from the Bond board to your tenant when the lease is terminated
  • determining and advising your tenant of amounts to be deducted, if any, from the bond refund, to pay for non-payment of rent, outgoings, or repairs and maintenance that they are responsible for based on the difference between the condition the property at the start and the end of the tenancy.
