Household Properties specialises in all aspects of managing residential properties. Being centrally located in Sydney’s inner west, we have a good reach across town and currently manage property in the Eastern suburbs, North Shore, Inner West, and Greater West, much to our clients’ satisfaction.

We offer all the usual property management services and have developed a virtual approach in Sydney. Tenants

We use 1form which can be found by going to the online advertisement on the domain or realestate.com.au and scroll across or down to the Apply or Apply Online tab. This will automatically connect you to the application form connected to the property you are interested in.

Your agent is trained to work with you to record and resolve all complaints and disputes. If the matter remains unresolved due to the complexity of the circumstances, the NSW Fair Trading provides a free dispute resolution service for tenants, residents, landlords and property managers.

No, you cannot make alterations or additions UNLESS you first obtain the landlord’s prior written permission.

This needs to be returned to the agent within 7 days.

Generally speaking, we have our preferred tradesman and we book the jobs on your behalf. If it is out of office hours you must still report the issue to us at service@householdpm.com.au or call 1300859809. Refer to your lease for our preferred tradesmen.

Again, this requires the landlord’s written consent (except in certain domestic violence situations).

We securely hold a set of keys in our office. Report the issue to us 24/7. If we are unavailable, you will need to contact a locksmith. Refer to your lease for more information. You must provide a copy of the key if it is changed to our office within 7 days.

If there is no claim on your bond, the Bond Claim form is completed and signed by both parties and the bond can be refunded by the OFT immediately. If there is a claim following the final inspection due to non-payment of rent or repairs and maintenance where the tenant is at fault, the claim can be agreed upon by both parties, the claim form signed, and the balance can be made available immediately by the OFT. If there is a disagreement then there is a notice period which can delay the release of the bond for 14 days or longer if the matter progresses to the CTTT.

If the occupants are changing in your household, contact us and we will complete the forms with you, to ensure we hold up to date authorisation and contact information on file.

If you are on a fixed-term lease at least 14 days leading up to the end of term date from all parties to the lease in writing. If you are on a periodic lease 21 days’ notice from all parties to the lease in writing.

The fees are fully transparent on our agency agreement. You pay your fees at the end of each month from your properties account as you normally would. You also have the option to take advantage of our discounted partner products like tax depreciation and landlord insurance. We have negotiated hard to ensure we partner with the best organisations for the lowest possible price.

You only pay the following fees, there is nothing hidden and no extras, it’s true!

  1. An all-inclusive management fee based on effort (4.8% of rental income incl. GST)
  2. A letting fee when you re-lease the property to find a new tenant (1 weeks rent + GST)
  3. An advertising fee of $175+GST (includes but not limited to Realestate.com.au & Domain.com.au)
  4. A lease renewal fee of $250+GST when we negotiate and bed in an extension with current tenants.
